The Virgil Building: latest photos as Levels 2 and 3 near completion

Work on The Virgil Building is pressing ahead, with the final touches going into place on Levels 2 and 3.

Next Monday (6 February) will see the support services for students open their doors, including the Careers Service, Joblink, Students’ Union Student Development, Skills Centre and Student Services.

The Widening Participation Office will also join the Department of Finance & Procurement which has been in the building since April 2015.

On Monday 20 February the new Learning Commons is then scheduled to open, offering independent and group study spaces, an IT suite, training rooms and a café.

Level 1

  • Internal finishes have started on level 1 following the completion of the external tanking and waterproofing.
  • Dribuild and the supply chain are working hard to complete this area as soon as possible following delays encountered due to council restrictions.

Level 2

  • Works on Level 2 are progressing well with suspended ceilings and decorations ongoing

External Works

  • Window replacement works are almost complete - including plastering and decorations.
  • The lift shaft construction is complete and the new passenger lift is being installed.
  • The front courtyard waterproofing and tanking work is almost complete.

Access routes across the site are maintained for the UOB staff working on Level 4.

The access routes will be changed after Christmas when staff will be need to use the main entrance to enable work to the existing staff entrance and stairwell to be carried out.

External works

  • Window replacements are progressing well on Levels 2 and 3.
  • Concrete panels and glazing to the front elevation have been removed and will be replaced with curtain wall glazing.
  • Bath Stone cladding is progressing to the new lift shaft on the South elevation and is due to be completed this week.
  • The front courtyard waterproofing and tanking works are progressing.
  • Roofing works are complete and the new air handling unit will be lifting onto the roof with a mobile crane.

Access routes across the site are maintained for the University staff working on Level 4.  The access routes will be amended as the works progress.
Internal works

Level 1

  • Internal tanking and waterproofing works are complete.
  • Mechanical, Electrical and Carpentry works are progressing well.
  • Plasterboarding is ongoing and plastering will follow.

Level 2

  • Mechanical, Electrical and Carpentry works are progressing well.
  • Decorations and finishes works have commenced.

Level 3

  • The toilet refurbishments are complete and handed over for use by occupants.
  • The staff have now been relocated from the South end of Level 4 onto Level 3 in preparation for the lift shaft breakthroughs.

All works on Level 3 will be completed by the end of November.

The refurbishment works continue to progress well.

  • Level 1 floor screed has been laid and partition works are ongoing.
  • Level 1 inner courtyard walls have been built and initial fitting of Mechanical and Electrical (M&E) installations are progressing well.
  • Lift shaft cladding is progressing and stonework starts next week.
  • Level 2 initial fixing of cables and pipework are complete.
  • Plastering works to walls on level 2 are almost complete and carpentry works, including fitting of doors and frames, are progressing well.
  • New ceilings and final fixing of cables, power outlets, lighting and heating systems will start next week on level 2.
  • Levels 3 and 4 alteration works are progressing well.
  • The recent power and water shutdowns took place successfully to help minimise disruption to University staff on Level 4.
  • Level 3 is being prepared for temporary staff moves for the payroll team from end of October.
  • Works to the forecourt will progress, including insulation and waterproofing works.
  • Re-cabling of the data services for Level 2 will start soon.
  • Installation of the new air handling unit is planned.

We are pleased to report that refurbishment works are progressing well:

  • Refurbishment works continue to progress well on Levels 1 and 2.
  • The structural steel frame for the new lift shaft to the Southern end of the building has been erected and masonry cladding starts next week
  • Level 1 ceiling and walls have been waterproofed with a specialist tanking system.  The floor has been screeded.
  • Level 2 new partitions have been built and plastered.
  • Alteration works have also commenced in Level 2 North wing.
  • Level 1 Inner Courtyard drainage works are now complete and backfilled.
  • Level 1 Inner Courtyard concrete slab reinstatement is ongoing.
  • Masonry wall construction is due to commence next Monday.
  • Alteration works to Levels 3&4 have now commenced.

Noise and dust levels are continually monitored, and as this phase of work is nearing completion the noise and dust levels will be reduced even further.

We are pleased to report that refurbishment works are progressing well:

  • The front forecourt hoarding has been constructed.
  • Level 1 drainage works are progressing well, and most of the concrete floor slab breaking out process has now been completed.
  • Piling works on Level 1 have also been successfully completed.
  • Demolition works have been completed on Level 2, so noise on this level will now decrease. Thank you to all occupants for their patience and understanding during this phase of the work.
  • The walls and ceilings have been grit blasted in preparation for the new tanking systems.
  • During the next phase of work, the noise and dust levels will be reduced.
  • Lines of communication between the Dribuild Site Management team and the Level 4 occupants remain open through radio contact, meetings and a noticeboard situated in the main stairwell.

We will continue to monitor noise and dust levels throughout the building in an attempt to keep disruption to a minimum. Access and escape routes will be provided throughout the project to ensure a safe working environment for the staff on Level 4.

Work has now started on transforming the former police station into a new student learning zone and provide a city centre location for student-facing services.

The contractor Dribuild has erected hoardings around the building and work on the front forecourt is progressing well. The asphalt surfacing has been removed in preparation for a new damp proofing system.

Work to strip out Level 2 is going well. Many of the internal walls on this level need to be taken out to create the new open plan facility and the waste materials are being removed and disposed of. These works will unfortunately be noisy, but once completed noise levels should drop significantly.

Construction and alteration works to Level 1 have also started and the new lift shaft is going well, with foundation works now completed.

Parking for three vehicles has been maintained at the north end of the front forecourt for Level 4 occupants, while cycle parking is also now provided in the rear car park.

The contractor’s site has been set up in the rear car park. Access to the site office is via the rear car park entrance where the pedestrian routes are identified by orange barriers.
