10 West reaches ‘high point’ in its development

A special ceremony, dating back thousands of years, took place last week to celebrate a crucial stage in the 10 West building project.

The 'topping out' of the new multi-million pound building was performed by Vice-Chancellor Professor Dame Glynis Breakwell.

The 'topping out' celebration is held when the highest point of a new building has been constructed. Traditionally it was a celebration to thank workers for their efforts, to honour their safe working, and to wish safety for those about to complete the construction.

Dame Glynis was joined by members of the University Council, representatives from the main contractor Vinci Construction, and other University colleagues including Director of Estates Martyn Whalley.

The new 10 West building is due to open in early 2016 at a cost of around £29m. It will provide state-of-the art new research and teaching space for the expansion of the Department of Psychology as well as a new home for the University's Institute for Policy Research.

Martyn Whalley said: "We are delighted with the progress of this major building project which will provide much needed additional academic space on campus.”

Peter Cole of Vinci Construction, added: "We are extremely pleased to have been awarded this prestigious project, and to be working with an exceptional team of individuals to achieve the best for the University.

“The building works are progressing well and are on programme for a successful completion next April.”

Progress to date

The project remains on schedule and made good progress in September:

  • The façade and roof are now mostly water tight which has allowed internal works to restart on Level 5.
  • Access facilities within the Atrium have been completed, ready for future internal work.
  • External work to the podium is underway in preparation for the delivery of stairs and precast planks.
  • Substantial mechanical plant equipment has been delivered and will be installed in the Level 4 plant rooms.

Health and Safety

There have been no injuries or accidents on site, reviews continue to ensure a safe environment for the site team and pedestrians.

Noise

The noise levels will continue to be the same as previous months.

Did you know…?

Approximately 450 tons of plasterboard have been used in the building; if the boards were laid end to end they would stretch for 26 miles (double the distance of the Bath to Bristol cycle track).

Progress to date

September was been a busy month:

  • The second double height level has been completed.
  • The reinforced concrete frame has been completed up to Level 6.
  • The erection of cladding between levels 2 and 4 has begun.
  • Construction of parapets on the roof is underway.
  • Painting contractors have finished work on the Level 5 soffits, which has allowed for the mechanical and electrical subcontractors to begin work on the floor.
  • The site team has begun installing the internal partition walls on Level 2.

Did you know...?

The site has been audited by the Considerate Constructor Scheme and has achieved the excellent score of 43.

The Considerate Constructor Scheme is a non-profit organization, it was founded in 1997 to improve the outward appearance of the construction industry to the public.

Progress to date

August has been a productive month:

  • The reinforced concrete frame is complete up to Level 5 on the west wing and Level 4 on the east.
  • The first double height studio floor is now completed, the next one will be finished in the first week of September.
  • In the next month, work will start on the façade of the building together with completion of the west wing roof.
  • Internal works are continuing on the data centre, internal partitions have started and the fit out of the mechanical and electrical installation first fix is on programme.
  • The energy centre and the footpath are scheduled to reopen in time for the start of term.
  • Painters have just finished the soffits on Level 3; mechanical and electrical subcontractors are currently working on this level.

Did you know...?

We have been audited during August for Ecosite, which is a Bouygues Construction site environmental initiative. This approach seeks to reduce the environmental footprint of our operations during the construction phase. The internal label rewards sites that have implemented site environmental standards, common to all Group entities.

If the 4ES project achieves the standard, it will be the first site in the western region to do so.

We'll know the result of the audit in September.

Progress to date

We are pleased to report the project is still on schedule

  • The concrete frame is now completed together with the atrium stairs which has allowed the crane to be removed from site.
  • As can be seen from the site, the majority of the windows are in and the larger glazing panels should be completed over the next couple of months.  A number of openings have been left to assist in material deliveries.

  • The roofing works are now well advanced and due for completion during October.  A separate temporary crane will be used to get the final materials to the roof. The aim is for the roof to be water tight in late October.
  • Internal partitioning works and M&E installations are progressing up to Level 4.
  • Raised access floors and plastering is well underway on all floors.

We are continuing to hold meetings with the end users of the building; members of the Department of Psychology have visited the site and they were very impressed with the progress.

Health & Safety

There have been no accidents and regular reviews continue to ensure a safe environment for those working on site and  pedestrians passing by.

Noise

Noise will continue at the same level as in previous months.

Did you know…?

We have over 5 miles of various types of pipework within the building, with 40 engineers working on it.

Progress to date

The project is going well, and this month we have made good progress.

  • The reinforced concrete frame up to Level 4 on the West wing, and level 3 on the East has been completed. The West wing frame should be fully completed by the end of August.
  • Internal works have started on the data centre, and the fit out of the Mechanical and Electrical installation.
  • Work progresses at high level to form the first of the two double-height spaces (see below image). The pre-cast concrete floor is planned for delivery week commencing 10 August 2015.

Did you know...?

This month we were very fortunate to receive a visit from students from across the country as part of the ‘Headstart’ programme, arranged with the University of Bath, to help young people gain an understanding of construction processes. It was an enjoyable and informative day - hopefully our visitors will be designing schemes of their own in the future!

Progress to Date

Despite recent wet weather conditions, the project is still on schedule.

  • Construction of level 5 has been completed; work on level 6 is now underway and good progress is being made
  • Both north and south concrete stairs have been installed
  • With the completion of the concrete frame due within the next 4 weeks, ‘Crane 1’ has been removed in preparation
  • Internal partitions have started up to level 3, and first fix mechanical and electrics have progressed to level 2
  • Construction of the building’s façade continues:
    • Installation of the windows to the east block are complete to level 3
    • Elevator platforms have been added to the north and west scaffolding to allow façade works to proceed in these areas.
  • The atrium steel was installed as planned in readiness for level 6 roof and the installation of atrium glazing.

The Office of Policy and Planning are continuing to consult with the final users of the building to refine detailed requirements and furniture procurement.

Health and Safety
Extra measures and precautions remain in place relating to construction vehicles, and movements are monitored to ensure safety standards are maintained. These include measures such as banksmen who are helping vehicles to safely leave the site.

A secondary access to the site has been formed to help with deliveries and safe movement of vehicles.

There have been no injuries or accidents and the team are achieving exemplary levels of safety.

Noise
The noise levels will continue at the same level as they have been in the previous month.

Did you know…?
To stop rainwater from making its way down through the building and damaging the structure or causing problems, the construction team have used the existing service holes in the floor to install a temporary drainage system which guides water out of the construction site safely!

 

1 West Phase 3: Project Update July 2015

Works to 1 West Phase 3 are moving along at a rapid pace and evidence of the new building is starting to emerge from the scaffold shroud that has been in place for the last few months.

Externally 50% of the new roof is complete with the temporary roof being removed at present. New windows have been installed to most of level 4 with level 3 underway. 1 west temporary roof removed

Internally the services and partition works are progressing in line with the programme with walls now being plastered and painted. 1 west level 2 interview rooms

The project is scheduled for completion by 7 September 2015.

Midas Construction Ltd are pleased to have been instructed to carry out the re-roofing of the adjacent 3 West building with these works due to commence during July.

Noise from the works will be unavoidable, however we hope the traffic light system above will assist.  It is not anticipated that the construction activity will create any more noise than the current ambient noise levels with the exception of the roof decking. Please also note that the dates above are a guide and likely to change as a result of unforeseen changes and site issues.

Scaffold & Temporary Roof

As can be seen the building is currently enclosed in a scaffold and temporary roof structure to allow the construction works to continue in the dry whilst the roof and windows have been removed. As works proceed these will be progressively removed to expose the new building. The site will be accessed from the level 1 underdeck to minimise contractor interaction with the student population. Site offices are in Brendon Court car park.

Safety will always be paramount to all our operations on site.

Disruption to adjacent building users

We do not anticipate any major interface issues with the current use of 1West, Library and 3West however there will be times when works at the junctions with these buildings will require alterations and additional hoarding to allow the tie in to be completed. These will be timetabled and managed in conjunction with the University Estates team. Interface works will be segregated at all times ensuring that the safety of the building user is paramount at all times.

Site delivery numbers will now increase, all vehicle movements will be strictly managed by Midas traffic marshal and by timing of deliveries around peak pedestrian movements times. Please take direction as required at site entrance gates from Traffic Marshals for your own safety.

 

 

4 East South: Project update - July 2015

Progress to date

Main build

  • The concrete structure for level 1-2 has been completed with level 3 due to start in July.
  • Works have started on the internal fit out, with some corridors and plant rooms ready for the first fix electrical installation, due to take place in the next month.
  • Next week construction of the new data centre, which will be the hub for the campus, begins. This will take approximately 26 weeks to complete and it will be ready for testing early next year.

Energy Centre

  • The Energy Centre is complete and fully energised.
  • This building will be handed over to the University during July together with part of the access road.

Health & Safety

  • Zero accidents on site; the team has received 100% score in the safety audit.
  • Ongoing reviews are underway to optimise safe construction methods and improve risk management, including safety measures regarding working in high temperatures.

Environmental

  • 99.9% of site waste to date continues to be diverted from landfill.

In July 2015, we have students from local schools visiting the site to gain an understanding of construction processes.

Progress to date

The project is on schedule and continues to benefit from the good weather conditions:

  • Construction of level 4 has been completed; work on level 5 is now underway and good progress is being made.
  • Internal partitions have commenced up to level 2 and first fix electrics have started on the ground floor.
  • Construction of the building’s façade is in progress and will continue for the next few months.
  • The western element steel frame and floors are completed and staircases will be completed in the next month.
  • The atrium steel will be installed in the next month encompassing a 18m steel member lift which will form the support to the atrium glazing. This work will be carried out first thing in the morning to prevent disruption.

The Office of Policy and Planning continues to consult with the final users of the building, the Department of Psychology, to refine detailed requirements and furniture procurement.
