Polden project update

📥  Polden

Welcome to our fifth monthly update, aiming to keep you up to speed on the new Polden Student Accommodation project.

May was a very busy month for everyone involved with the Polden project, with an average workforce of 62 people.

The builders are continuing excavating to form foundations and installing drainage which means more vehicle movements on campus to remove the rock and replace it with concrete and pipe bedding. This will continue throughout this month with an aim to get the majority of the foundations cast by the end of the June.  However, noise and vibration is likely to be reduced as they are no longer excavating into the deep rock, but moderate noise will still be evident, for example when loading lorries. The team are working closely with Accommodation & Hospitality Services and Estates to manage the disruption to neighbouring buildings and the construction traffic.

Builders have now poured the first ground floor slab adjacent to the existing Quarry Road and you may have seen concrete columns and walls being formed in the Western side of the site by the entrance to the West Car Park. These works will now continue throughout the month with concrete deliveries each afternoon to cast more columns. They plan to pour the level 1 slab of this area and continue upwards with columns and walls within the next couple of weeks.

There may be a period over the next few weeks when concrete lorries will be brought into the site past the South Car Park, through the temporary carpark behind 10West, and through the West Car Park due to the number of activities within our site boundary around the main delivery gate. These deliveries will be brought through the car parks by the Vinci Site Vehicle to minimise any disruption to users of the car parks and campus roads.  This has been planned with the involvement and support of the University’s Security department

As always, we appreciate your patience and understanding whilst the construction phase is ongoing.

New delivery route through campus to Polden development

📥  Polden

A route for heavy goods vehicles delivering materials to the Polden development on campus has been devised.

All vehicles will enter the campus via Norwood Avenue then continue into Convocation Avenue; some of the lighter vehicles and concrete trucks will turn left along the south service road past 3S and 2S before moving across the West Playing Field into the west car park and onto the Polden development site.

All other traffic will continue along Convocation Avenue then turn right before the bus terminus into East Car Park; the vehicles will then move through the East carpark, follow the road next to the Westwood Accommodation Centre and then turn left into the Polden development site.

Polden project update

📥  Polden, Polden accommodation

Welcome to the monthly update aimed at keeping you up to speed on the new Polden Student Accommodation project.

Our Project Manager, Steve Phillips is on site throughout the working day, and should be the first point of contact for any issues. He is working closely with the University Estate and Accommodation staff, and attends the monthly University contractors meeting with a view to keeping staff and students informed of the works and to give notice of any potential disruption.

The contractor is aware of both the revision and assessment periods and is working closely with the University to ensure disturbance is kept to a minimum during these times.

The builder's office and welfare set up is now up and running in the West Car Park which has allowed their full site team to join them on site.  They have completed the majority of the enabling works outside of the site boundary, and their permanent timber hoarding will start to be erected from next week.  This will provide a more permanent boundary to the work area as the builders start coming out of the ground with the building.

With regard to the site works - they are still in the process of excavating the ground to install foundations and drainage, but the number of muck-away lorries has now reduced.  They will be continuing to break out rock as they excavate foundations which may create noise and vibration intermittently throughout the working day, and will take us into mid-June.  Concrete deliveries will continue every day whilst foundations are formed.

One milestone this month will be the delivery and erection of the first tower crane.  This will be erected 28m in height within the old entrance to the West Car Park and will provide all lifting for the construction of the concrete frame adjacent to Quarry Road.  This will be supplemented by a second tower crane, 43m in height, which will assist in the construction of the concrete frame adjacent to 7W and 9W.  Both tower cranes are fitted with state-of-the-art technology which restricts the crane from lifting materials over neighbouring buildings, and from clashing with each other.

Once the tower crane has been erected, the concrete frame contractor will start onsite.  This will involve continuous deliveries of concrete and shuttering materials throughout the day to form the ground floor slab, and then start casting retaining walls and columns as the building beings to rise.

Drainage runs and the gas main within the West Car Park are now installed, and will be connected in the next week to allow reinstatement of the paving and return the fenced off areas back to car parking.

All live electric cables have now been diverted into the road adjacent 7W and 9W, which allows the drainage installation to commence.  This will involve excavating pits around 3m in depth to form manholes connected up the existing roadway.

As always, we appreciate your patience and understanding whilst the construction phase is ongoing.

📥  Polden

Welcome to the third monthly update aimed at keeping you up to speed on the new Polden Student Accommodation project.

Our Project Manager Steve Phillips is on site throughout the working day, and should be the first point of contact for any issues. We are working closely with the university Estate and Accommodation staff and attend the monthly university contractors meeting with a view to keeping staff and students informed of our works and to give notice of any potential disruption.

The builders have used the first week of the university Easter break to install their site office and welfare set up within the West Car Park. Power, plumbing and IT are currently being installed to the office to allow our full site team to be based on the project within the next two weeks.

With regard to our site works, they are still in the process of excavating the ground to install foundations and drainage up to 4m in depth from existing ground levels. Unfortunately the removal of rock is still ongoing. The noise and vibration is intermittent throughout the working day and will take us into mid-June.

Foundations are being dug and filled with reinforced cages prior to pouring with concrete to the Eastern side of the site.  This involves several lorry loads of concrete to be delivered to the site on a daily basis.  Wall reinforcement can now be seen coming out of the ground which will form the reinforced walls and columns in the coming weeks. Road conditions are constantly being monitored, and a road sweeper is being utilised as and when required.

Drainage and gas pipes are currently being drilled beneath the West Car Park which will provide connections for the Polden development. We are using Horizontal Directional Drilling below ground to reduce the disruption to the users of the car park. A hole is required at the end of the drain and gas route within the car park to 10West to connect onto but we will continue to liaise with security to minimise the disruption to the car park users.

Live electric cables are in the process of being exposed to allow them to be moved into the road adjacent 7W and 9W in the next week.

Within the next month, we will be erecting a tower crane which will then assist with the construction of the concrete frame which is due to start early May 2017.

As always, we appreciate your patience and understanding whilst the construction phase is ongoing.
